We offer a fast funding solution to people who are equity rich, looking to sell their home or other property, but needing access to that equity value fast. With this in mind, our team are very responsive and will process your application as quickly as possible, so you don't miss out on an opportunity, due to cash flow issues in the process of selling your property.

What are Settlement Advances?

Settlement advances are a type of home equity loan providing a way to access the equity value in your property, before the 'settlement' date completes. The advance may be used for any number of purposes, from putting down a deposit on a new property, to bidding on your dream property at auction. Prior to your property listing, Settlement Advances can also provide access to funds to assist preparing the property for sale (via Realty Assist's VPA product). This may help push up the price, get it listed sooner or help get the property sold faster.

What are bridging loans?

Bridging loans provide short term finance as a way to 'bridge' the gap in time between selling your property, to allow you to buy your new home. They are generally set up to run up to 12 months, which is much longer than a settlement advance, which is set up for an initial 60 days. Bridging loans often come with delays, while the application is reviewed, which may take 2 or 3 weeks.

Settlement Advances are similar to short term bridging loans for a faster short term loan, which can be paid to you in 24 - 48 hours, and repaid when your property settles.
